Home Inspections
A home inspection is a non-technical, thorough, visual examination of the home and property. The house is inspected from the ground up. The inspection includes observation, and when appropriate, operation of the ten major systems of a home: Roofing, Exterior, Garage, Interior, Structural Components, Plubing, Electrical, Heating/Cooling, Insulation/Ventilation, and built-in Kitchen Appliances. Each of these systems are inspected and reported on at the tie of the inspection.
11-month inspection
If your house was built within the past year, then this inspection is for you. Most builders provide a 1-year warranty with their new homes, guaranteeing them for any defects and problems that might arise. But what if there are issues you are not aware of? it’s a good idea to have those problems addressed before the warranty expires. This is where an 11-month inspection comes in. Have us create a punch-list for your builder before your warranty expires.
radon testing
Since radon is colorless and odorless, it can only be detected with proper testing equipment and methods. Have us test your home for radon with your next home inspection and ensure that your home is safe to breathe in.
pest & septic
Pest and septic inspections are a critical part of buying a home in our area. We provide this service through professional third parties that are highly skilled. When you contact us, have us also arrange for your termite/pest inspection and/or a full septic inspection as well.
maintenance inspections
A yearly home maintenance inspection is an affordable way to keep your home in tip-top shape and avoid costly and large repairs in the long run. Schedule your yearly maintenance inspection with us today!

what is Included?
STRUCTURAL
The structure of your home is critical, so we spend a great deal of time on your home inspection thoroughly inspecting your home’s structure. These items include the foundation, framing, crawlspaces, attic, stairs, handrails, decks, porches, and so much more. Make sure that your home has “good bones” and that there are no costly issues hiding in your home’s structure.
HEATING & COOLING
Residential heating and cooling systems affect the value of a property and can adversely impact your health from poor air quality. Heating and cooling system functionality and efficiency determine immediate and long-term costs associated. A professional HVAC home inspection can save you thousands of dollars. We include a thorough inspection of the heating and cooling systems.
PLUMBING
Water damage can be extremely destructive to your residential investment quickly and without warning. We will perform a thorough inspection of all the plumbing, including, but not limited to, shut-off valves, pipe material (lead pipes may cause health risks), water heater, faucets, toilets, showers, possible leaks, and signs of water damage. Leaky pipes inside walls can have profound consequences on air quality and electrical dangers.
ROOF
The roof protects your investement from obvious natural elements. But the roof has other functions that protect your home which may not be so obvious including, but not limited to, structural integrity, ventilation, and insulation. A roof inspection can reveal life expectancy, potential hazards, and overall condition of the roof. Due to high costs associated with residential roofing, a professional inspection by a licensed home inspector will provide information that can protect the buyer and seller alike.
ELECTRICAL
A proper home electrical inspection takes considerable time and experience. Consider the number of outlets, light receptacles, and electrical switches in your home, as well as appliances, circuit breakers, electrical panels, and connections behind walls and in crawl spaces Faulty wiring poses serious risks; that is why it’s one of the most important parts of our inspection.
INSULATION
Home insulation is important for energy conservation. Proper insulation will reduce the stress on your heating and cooling system, reduce your energy costs, promote noise absorption, and promote comfortable living. Determining the proper insulation values is best left to the inspection experts. Our in-depth professional home inspection can educate both the buyer and the seller on the property’s insulation performance.
